She has been Director of Residential at JLL for 7 years, a group present in Portugal for 25 years. Patrícia Barão is someone who cannot be mentioned when talking about the Portuguese real estate market, since Comporta was a paradise desert. Working with CASAFARI, she highlights gains such as higher conversion rates from prospects to clients and more FSBO (For Sale By Owner) contacts. The growth of the exclusive portfolio is also significant, exceeding 70%.
When asked what she values most about CASAFARI's real estate software, she said “seeing the evolution of the market and all the properties available in each area, at all times.” Patrícia Barão also highlighted “the easy way in which you can work on growing your portfolio (respecting the ethical behavior of the market)” and how easy it is to find “the best property for our client's needs.”
2022 could be the best year for JLL, with the support of CASAFARI
The Residential Director affirms that 2021 has been the best year for business that the JLL team has seen, especially in the residential segment. “A year that broke records at all levels, from turnover to units sold. This is very important for us because we work with upper-middle/high classes and these are results of our daily work.”
Results that CASAFARI is proud to be driving. The first chinese overseas europe database quarter of 2022 was the best so far for JLL, 23% above the same period in 2021. “I think 2022 will be our best year, I am confident that we will beat last year’s records,” says Patrícia Barão.
She makes an extraordinary reflection on JLL’s 25 years in Portugal. “I never dreamed that the business would go so well. We started the residential department with just 5 people in 2015 and today we have 170. It’s incredible what we’ve been doing. We started working only in Lisbon and now we also have agencies in Cascais, Porto, Comporta, Oeiras and we are about to open one in the Algarve,” Patrícia Barão told us.
Efficient time management, facilitated by CASAFARI
How does someone manage a team and so much logistics? “By investing their time wisely. This is also where CASAFARI comes in, which is undoubtedly a daily help in saving time.” Property search, CASAFARI alerts and Comparative Market Analysis are the most used functions by the JLL team.
In addition to the results achieved, Patrícia tells us that her greatest challenge is to keep the entire team motivated, working at full capacity and happy, so that they can give their best every day. “I lead the team with a strong intuition and a genuine care for the people who work alongside me, because I feel that this is a team effort and I alone am not enough. I highly value the work of each team member,” she reinforces.
To prepare for leadership, yoga and meditation are non-negotiable activities for Patrícia. She says: “I use them to my advantage to choose the right thoughts and balance myself, they bring us clairvoyance.”
Portugal continues to stand out for its quality of life
According to JLL’s Residential Director, Portugal has benefited from the post-pandemic scenario because the country “offers extraordinary living conditions. And this is a characteristic that is increasingly valued by our international clients.”
In 2019, JLL had around 60% international clients and 40% national clients, but now the percentages have been reversed. “The national market is dominating our sales, even though the international market is growing at a rapid pace.”
Patrícia believes that these numbers will change by the end of 2022 due to the attention the country is receiving. “The pandemic showed that we can continue to work remotely as well, or even better, than in the office and brought many digital nomads to Portugal,” explains the head of Residential at JLL.
